Do you need a landlords gas safety certificate?

It is vital that gas appliances are checked on a regular basis in order to ensure they are operating safely and to ensure that there are no gas escapes or any carbon monoxide being released from your gas appliance into the property.

If you rent out a property as a landlord or have a property that is frequented by members of the public you must by law hold a valid cp12 certificate to cover your gas appliances, flues and gas supply pipework.

We can carry out the required gas safety inspection and issue your cp12 gas safety certificate.

We can also carry out any repair work required to bring your gas system up to standard

If you are a homeowner, it is recommended that you have your gas appliances, flues and pipework checked and serviced annually by a Gas Safe registered engineer.

Frequently Asked Questions

Gas Safe registered engineers are qualified gas engineers and are the only people legally allowed to test and work on gas installations in the UK, Gas Safe has now replaced CORGI. Gas Safe registered engineer will always carry a badge with the Gas Safe yellow triangle on it. You can check if an engineer is registered by phoning Gas Safe Register on 0800 408 5500 or visiting their website. Our gas engineers are all on the Gas Safe Register.

A gas tightness test to ensure there are no gas leaks, an inspection of the gas appliances, installation pipework, air vents and flue / chimney systems, Checking of gas pressures to ensure the correct operating pressure. Checking there is an adequate air supply to the appliance and that it is burning gas correctly. Checking that all safety devices on the appliance such as thermocouples an cut out devices are working correctly.

It means that your appliance is not safe to use and must not be used under any circumstances as it is dangerous and poses a risk to life or property

Your appliance will need to be replaced or repaired as soon as possible

Any property that is visited by members of the public or any rented property that has gas is required by law to have an annual gas safety inspection and certificate
