The Brief

To modernise and improve a very old, overly complicated and inefficient low pressure hot water and heating system in a grade 2 listed family house.

The existing system was both very inefficient and unreliable with a lot of historic addons.

The old boiler and heating system was prone to black sludge and air in the system causing many issues with radiators not heating properly, pumps and valves were also suffering from the poor water quality within the system. The water pressure from the old loft tanks was also very poor for running baths and showers for our client with a growing family enough was enough.

 

Our Solution

We investigated the existing installation and identified a number of faults and defects. We designed a new pressurised system including a new high efficiency Grant Vortex oil boiler and a 250 litre unvented cylinder to improve the pressure and flow rates at all taps and shower outlets, We chose a Honeywell S plan with a smart control system.

After re piping the required parts of the system we set about powerflushing the existing system. (This is the process we use to clean the internals of the pipework and radiators)

 

 

 

The old boiler used a masonry chimney stack for its flue system, Our client wanted to keep the boiler in the same location, This was achieved by sweeping the chimney and lining it with a seamless stainless steel flue liner approved for oil condensing boilers. We used a specialist access contractor with a cherry picker to avoid the need to use scaffolding.

 

 

 

 

 

Whilst on the chimney making the new terminal we completed new sand and cement flaunching to the top of the stack to ensure no leaks from rain ingress.

 

 

With the new system now cleaned, pressure tested and installed it was time to wire it all up. A smart control and thermostat was installed in this instance it was a Hive that was specified. We then fully tested and commissioned the system and handed it over to our now very happy clients.

We registered the boiler with a full 7 year guarantee through the Grant accredited installer (G1) scheme and completed the OFTEC notification for the building regulations compliance certificate.
